My arrival experience at this hotel was extremely disappointing. Despite arriving very early and having sent a request for early check-in, which wasn't responded to until two hours after our arrival, the situation only worsened at the hotel itself. There was no one at the reception desk upon arrival. Furthermore, if you needed to leave your luggage, you were directed to an open area next to the exit door, where the check-in process was also self-managed. This lack of staff and the inconvenient, insecure arrangement for luggage storage and self-check-in in an open space were highly unsatisfactory. The delayed response to our early check-in request also demonstrated poor communication. Overall, the initial impression of this hotel was far from welcoming and raised serious concerns about their organization and guest service. I would hesitate to recommend this hotel based on this experience.

My favorite trait about this location is the location. Everything is so close and if feels like you're in the middle of everything. Everything is walking distance including an outdoor shopping mall strip that includes a Creme Brulee Donut shop that is a must-try for everyone. There's a luggage area for you to leave your luggage locked away before your check in time and the check in process (as well as the check out process) was easy to follow that you do yourself at a kiosk and there's a receptionist desk to ask for help or a nearby phone that you can use to speak to an English speaker for help. The rooms are a bit cramp but it's great for how much the rooms cost. I would recommend this stay for anyone going to Kyoto especially since there's so much to do nearby.

I love how it's just next to an enclosed commercial street (lots of restaurants, cute shops and food shops), and almost hidden in a residential area. Just ten minutes walk away from the main street where you could find bus stops and subway station. And chances are high that you spot a delicious restaurant, a cute shop or a shrine along the way. The room is cleaned every 3 days, which we like (less bother), unless you plan to trash the room lol? I saw people complains that the WiFi is bad. We are at the end room and wifi was fine. Kudos to the very nice at reception at the evening on 14 May, he was trying so hard to help even when we had a hard time getting each other to understand lol (google translate doesnt work, of course)

The staff were super friendly and super helpful. The hotel's location is excellent as well, quiet still within walking distance of Kyoto's many sights. Also, the room was very clean. Room design was also very cool. Minimalism in its best form. Modern and cool, the colours, the mugs, the kettle, the blinds. Every little detail was a real joy to look at and use. Loved the ginger scented shower gel. It felt good on a tired tourist's skin! :-) If I ever visit Kyoto again, this is the place I'll stay at. I highly recommend it to all Kyoto visitors. No offence Tokyo, but Kyoto felt like the real imperial capital! :-) Which it was for many centuries, and deservedly so.

The room was comfortable, clean and quiet. We had luggage forwarded to this property and all was in order - even though we were warned that the Reception staff may not always be on hand to receive it.
